OS1 Priority Search
AnOS1 priority search is an HM Land Registry search carried out by your conveyancing solicitor immediately before completion. The OS1 search ensures that no last-minute changes can be made to a property's title.
Last-minute changes could include issues like:
- A charge being registered against the property, resulting from an unpaid debt owed by the current owner.
- Interests or rights being registered against the property.
- Other owners being added or removed from the property.
The OS1 priority search also ensures that, at the point of completion, the current owner has the right to sell the property. The priority search's exclusivity period, when no other party can make any changes to the title deeds, lasts for 30 days from the date of the search.
The OS1's formal name is "Official search with priority: whole title (OS1)".
