Official copies are essentially a replacement for Title Deeds.
Most properties in the UK are registered at HM Land Registry. This information is in the public domain and Official Copies can be downloaded for a nominal sum (around £4).
The Official Copies also include details of the lease, any rights and restrictions, charges over the property, and planning documents.
