Certificate of Title

When buying a property with a mortgage, the mortgage lender will require a Certificate of Title from the conveyancing solicitor to confirm that the property has a good and marketable title.

The Certificate of Title also confirms that the lender's conditions set out in the mortgage offer, and the general lending criteria detailed in the UK Finance Mortgage Lenders' Handbook, have been complied with.
